I would like to know the thoughts of those who have long term experience or knowledge about EPDM roofing systems. We are restoring a 20 year old 23'class c with significant water damage - our main focus thus far has been to tarp the whole MH and tear out the wet/damaged/rotted interior materials. We haven't spent much time checking the roof yet, although we do know there is an area in the rear corner that will be repaired with new underlayment and a patch. We also know that some of the damage is from windows that were not resealed over the years. My real question is - what are your thoughts concerning the roofing system -- do we assume the roof is too old and do a complete tear off or is there a fair chance that the old roof can be recoated? Would really like to hear your thoughts/experiences. Thanks!

20 years is about the life expectancy of EPDM. If you are doing a full restore I suggest a tear off and replace with TPO. The roof can be recoated, but in my opinion, I would not.

If it's an entire roof replacement, then I would check into either LineX, www.rvroof.com or one of the other spray on roofs. Never have to worry about caulking again, and they have up to lifetime guarantees against leaks.

Since you have to do some of it anyway, I would definitely replace it all. 20 years is beyond the typical service life of EPDM rubber sheeting on an RV.

I would choose TPO as the replacement, but Linex or similar tough coating product is a viable alternative. TPO, however, costs less than Linex, is nearly as tough, cleans easily, and shines for years. Hard to beat, IMO.
