I have filed a claim with my insurance company. We had bad hail in June 2009 and now I have wood rot and my roof is leaking from the rain we had on Friday. But the claims adjuster says wood rot takes years. The wood is soft and the layers are pulling apart. I guarantee that some wet got in from the hail in June and caused the rot.

Is this common??? What have you experienced and how did you fight it???

Insurance policies cover damage caused suddenly. Wood rot does not happen suddenly. Several recent court ruling have confirmed no coverage for this. Also, most policies clearly state there is no coverage for rot, mold, etc.

Even if the rot started after the hail damage, it would not be covered because you are obligated to take measures to prevent further damage until repairs are made. Your insurance would have paid to have a tarp put over it or some sort of temporary seal, but you are out of luck on the rot.

However, it is more likely the rot was pre-existing damage in any case. You do not get appreciable rot in a few months outside of the jungle.

Is it Plywood? Wouldn't you be better off if it was plywood water damage causing the plys to separate? I agree Rot takes time. If water got in at the time of the Hail Damage you would not have had a chance to keep the rain water out. It would have been hard for you to detect water soaking into the plywood. JMO
