Is it time for a roof re-coat?

Just gave our new to us MH a bath, took a look at the roof and saw this.

Is it time for a re-coat?
Washing the roof did not do anything as far as removing the spots.

We do not have any leaks but it does need some re-sealing in places.

The RV life is new to us so asking the pros for guidance.

You need a bleach-based cleaner to kill that mold ingrained in the roof.

Don't let the full strength cleaner run down the sides. It can leave streaks that can't be removed.

There are no "dumb" questions except for the ones you DON'T ask. That's what we're all on here for, to help. Yep, you've got a bit of mold and or stains on there. Some good scrubbing with some good dish soap and some either cleanser or some bleach and, you should be good to go.


Once you've got that roof as clean as possible, you may or may not find it might need to be recoated. Some will agree and some won't. Our previous coach, a '99 Fleetwood Bounder 34V with the V-10 and F-53 chassis, had a rubber roof that was, after about 15 years or so, not in too good of shape. So, I did the "Dicor" treatment. It's a special prep wash with a primer etc. Then, two coats of its product and, well take a look at the pic to judge for yourself. When we sold that coach to our daughter and son-in-law two years after that treatment, it still looked as if it was just done.

But, you might not have to do that.

P.S. Well, as usual, I can't find the pic of the re-done roof, oh well. Suffice to say, it was as white as fresh snow.

Try a power washer with only water. Depending on the PSI and spray nozzle, start out 2' away and move it closer until you get the cleaning results you want. This works great for mold on RV roofs.

The Algae build up needs to be treated - best formula is 50/50 Bleach and water - if its Rubber Roof - Spray it on and wait 20 min and pressure and pressure clean w/3000 lb cleaner and wash down the sides - let it Dry and get a good Rubber roof Coating - Your Choice !

It's just mold. Any heavy duty detergent with a strong dose of bleach added should kill it off and clean it up. Use a medium bristle brush and rinse well after. You would need to do that before re-coating anyway, but I see no need for a re-coat unless you feel the need for a nice shiny white roof again.


The runoff from cleaning is going to be messy no matter what - lots of powder from the rubber roof plus the mold and dirt makes a real mess down the sides. Rinsing well and continuously helps avoid streaking, but the detergent/bleach may either leave some residue or make cleaner streaks if the sides already have built-up grime.

There are a few silicone based coatings out there that make me
wonder. EternaBond tape says it doesn't stick to any silicone based
roofing?????

Recommendations of a product that works well and isn't silicone based?

My daughter just did her RV with a silicone based roof coating and now
she's wondering if eternabond will stick or not.

I power washed our TPO roof today and it turned out great. I used a 3000 PSI commercial washer (but did not use the heat) and held the wand about 4" away, even directly on the puddy around the vents and AC cover. I was very happy with the results for about the 5th year now. No chemicals were used and there were no streaks left on the side walls.

Power wash and a scrub brush with detergent. Then go around and inspect carefully for de bonding of the rubber roof, look at joints, etc..

I re-coated the roof on my ole 2001 Mirada a few years ago: Hers an article and a short video I made.

There is a product called wet n forget kills mold ,mildew,moss, lichens and red and green algae. It's not instant bleaching process but is very mild. You may end up bleaching leftover stains and scrubbing still. I used it on my awnings didn't leave streaks on paint that water didn't wash off. They still needed dirt cleaning but could tell the mold and mildew spots/specks in weave were killed off sun and rain did the rest.
