I don't think a 12' wide door will give you 144" opening due to trim around opening. If it isn't built I'd change it. Mine are 16' wide.

Just completed the build of my RV garage/Toy Box. Storage for the 39' Excursion, 30 trailer and a shop. Utilized a bi-fold door to create a look of existing house. Couldn't be happier with the final result.
