Roof Condition

Got the MH out this week end and washed the entire thing including the roof. I purchased the MH last August from the owner, it is a 2000 Pace Arrow. He left the MH out doors, uncovered for 10 years in Ohio.

Attached are a few pics of the roof after I washed it. You can faintly see some black coming through the white surface. There are currently no leaks. I have spent the last 3 days reading everything I can about this roof and have drawn a conclusions.

#1 Do nothing this year as it not that bad, YET. (MH is parked covered when not in use.) I will use the RV 4 or 5 week ends and possibly a weeks trip in the fall. Please look at area in question.

#2 I will clean and remove all caulk and re caulk with a suitable product.

Please offer thoughts and comments.

Hi Chickenman,
Think EternaBond. Go to Roof Leak Repair Products & Sealing Tape | EternaBond and read about it. Consider using this to cover the existing caulk and patch any parts of the roof you are uncomfortable. Clean, apply and forget about it for 10 years.

If you can see the weave of the fabric backing showing through, I think I would act sooner rather than later. Even if you just coat that one bad area with something like Liquid Roof for RVs or Kool Seal RV.

If you can't see the weave yet, then you can coast awhile.

Your roof looks real good,and I would only do like Gary says on the Eternabond around all the places you have caulking,cap,skylights,etc.Clean the roof at least 2 times a year,I use dawn dish soap,with a soft brush.

Thanks all. I did clean the roof with Dawn and a soft auto brush. Worked well. Gary thanks for the link and advice. I will seal all the caulked areas as described in May.
