Used cleaner & conditioner on rubber roof today & am wondering if roof should be solid white/grey or look speckled. Looks clean but speckled white & blue,
wonder if it is deteriorating & showing a sub surface of the rubber?

That most likely is the rubber roof telling you it needs to be recoated. A lot of times the spots are actually mold, if it has sat under a tree or where it is really wet.

I clean mine about 3 or 4 times a year. First I'll use the rubber roof clean with a soft brush on the pole to scrub it down, I'll hose it off, let it dry, and then use Dicor spray rubber roof protectant on it and use that same soft brush to make sure all surfaces are covered. The protectant comes out a little milky looking, but drys clear. Usually drys in about an hour.

My rubber roof is 6 seasons old. We tend to camp in the wooded shady sites, so we get sap and junk on the roof all the time. After cleaning it does have a spotted look somewhat, but after clean it is much more of a uniform color than before cleaning. Under the lip of the air conditioner I can see the true color the rubber roof was when it was new. It was almost a off white color. It will never be that color again, but after cleaning I does get about 50% whiter....

After I first bought my MH used, I cleaned the roof with rubber roof cleaner. I noticed spots before, but they were much worse after cleaning. The black rubber backing was showing through in spots where the white dicor coating wore off. I recoated the roof with liquid rubber and all is fine now. My roof was 12 years old when this happened so not sure if you could be having the same problem on a newer model.

It's probably spots of mold down in the pores - nearly impossible to get out. Happens if you park under trees for any length of time. Industrial smokestack gas residue can cause it too.

There is no need to recoat the roof unless you can see the weave of the fabric backing. That's a sign that the rubber top layer has eroded away and leaks through the roof itself are not far behind.

I would not sweat it - minor spots etc are no big deal and not a sign that your roof is deteriorating. My rig is from 91 - roofs still in great shape - clean it once a yr using nothing other than a bar of lava soap inside an sock - looks new.

As the others have said, don't worry too much about stains, just keep it was once or twice a year and put on the conditioner and you will have no problems for the life of the roof (20 years).

I like mine white, and bought a couple 450 5 gallon pails of 2 part lliquid rubber and made it so last year.
It's white white all over. no black streaks or anything else down the sides of the coach, looks great and looks like it will stay that way for a long long time.

Thats what I used and it is a great product.

Taking the advice of others.. I clean mine the same as I do a kitchen floor.

Mop (well "Van wash" brush now days, used for van's or windows, long handled car wash brush)
Mop
Water
Spic & Span

The other difference is the rinse mop.. Garden hose and sprayer (Usually a Mr. Clean Car wash sprayer with filter so it dries faster)

Kind of impressed with the job

If you have spots.. I'd find out if they are just stuff so stuck it wont' come off, or places where stuff HAS ALREADY come off (stuff that should not) in the first case a different cleaner may help.
