Like you, I am also a new coach owner... a 2006 Essex. This is very similar to your Mountain Aire (I think).
When I got my Essex in April, the coach had Hydrohot exhaust entering the basement and the living space. Here is what I know about that issue so far.
There are holes where cables and pipes enter the coach from the basement... some are well sealed and some are not. You just have to go find them and seal them with spray foam.
So far, I have found leaks in 3 areas;
1. underneath the clothes washer, which is behind and above the back end of the tanks (wet bay). I had to remove the entertainment center to get access.
2. I have a mid-coach toilet which is in its own room with a sink. Underneath that sink is a false floor. That compartment is directly above my power bay. I have attached a picture showing sunlight entering these holes. (taken with the powerbay door open).
3. Behind the powerbay, sits my inverter. Between the 2, there are some cables entering the coach. 1 cable is not sufficiently sealed.
Sealing the coach is a long term project. You just keep your eye out while you explore and work on other things.
