I own a 2013 3434 and we are very happy with our decision. It has had it's issues, but Newmar was very responsive to our problems, and to date, I am not out of pocket on any major repairs.
One piece of advise on a used unit is if you can get the Newmar 6 digit build number, or the VIN, contact Customer Service and they will be able to identify any previous warranty repairs which had been performed.
If I were buying a 5 year old unit, Yes I would replace the tire, and would also take it to a Cummins or major dealer for fluid changes in order to establish a baseline going forward. Others may recommend fluid analysis, but the current owner would need to work with you on that.
