Tri mark locking handle

Does anybody have a solution to the pop up button not popping up ? I have two inop. One is locking and is on a basement door. The other is non locking on the LP gas door. I can get into the LP gas from underneath but not the locking door on the closed basement door. As far as I can figure, I will have to drill out the lock and the other button to gain access to the rivets holding them in place. I'm not even sure that will work. May have to use a cut off wheel to cut the handles off to get at the rivets. Tri Mark is no help.

Not sure what year MH you have. On my 2004 Dolphin the lock can be accessed from under the MH between the door and the compartment frame. Just push up the latching bolt. It's not easy but it can be done. Anther option is to soak the lock assy with WD40 or penatrating oil and wait to see if it will loosen up.

You are talking about Tri-Mark break-a-matic basement locks.....

I assume your doors are closed and locked and when you pull the handle the latch does not retract and allow you to open the door... Ok, first

IF your doors are like mine you need a SMALL flashlight and a very stiff wire or a relatively small but long screwdriver or a angle (90 degree) Seal pick

You can slide under, using the light to illuminate the latch, then use the tool to raise the pin opening the door.. NOTE WHEN IT OPENS PARTS MAY FALL OUT.. .Catch them


What happened

These striker bolts are made from very cheap base metal, Brass or Steel would work much much better,, Take a working latch apart and take the striker bolt to a metal-smith and have him carve you a bunch of new ones out of a better metal.

OR you can do as I do,, Machine down the flat side and insert a mending bar.. NOTE: this is not as easy to do as it is to type.

Possible problem #2

Striker bolt sticks in the RETRACTED position (NOTE this is common after my repair) caused by the latch housing breaking a bit or something else affecting it,, I have machined a couple of 'em down a bit to improve but in general I just take a key or a straight screwdriver and pull it down (insert in the slot twist and pull)


Possible issue #2 with failure to retract

I have had it happen where the rocker arm inside the latch had a screw loose so it rocked right past the pall on the striker bolt it was supposed to push on.

The problem handles are Tri Mark on 1997 Dolphin.

Ok but what is the problem.. Is it the striker bolt not retracting not extending or something else.. I covered most of them in the prior post.

The button is probably just stuck from lack of lubrication. Try spraying penetranting lube around the edge of the button and working the button. May take a few times to free up the button. Once the button is free raise the doors horizontal and spray lock lube around the edge of the button and in the key hole. I spray mine with lock lube a couple of times a year. If I don't they will start to stick.

Contact Tri Mark and see if you can buy just the lock and not the complete assembly. If your careful you may be able to just replace the button/lock and not the complete assembly if it is available.

There is no way to get into a locked basement door if the key does not pop the button. Since the Tri Mark handles are installed with rivets I see only two options. First, use cut off wheel or hacksaw to remove enough of the handle to get at the rivets and drill them out and remove the entire assembly. Second, drill out the lock. I think I will try the second and if that does not work, I will cut the handles. What a pain. I am not new to RVs and expect problems but with a simple locking device ? My Dolphin is nothing but one thing after another. It is like a helicopter, work on it 5 hours for one hour of use. Think Ill sell it after I get the issues, and there are several, taken care of. 34,000 miles and nothing but trouble.

I have the same locks on mine. If you know someone small enough that could crawl across the basement from the opposite side they could remove the locking lever on the inside. Then the handle can be removed with out destroying it.

I have what sound like the same latches and have a couple that exhibit the same problem. I have found that I can get them to operate by inserting the key and holding it slightly to the one side or the other and using it to pull the button out.

Somewhere I read not to use any lube on the mechanism that stays wet as it will attract dust which in the long run helps make them sticky. When I get around to taking mine apart I think I'll use something like dry Teflon if I use anything.

I hope you get yours open.

Aerosol type lock lude is graphite with a carrier the evaporates and leaves the graphite behind. Trouble with it, it can be messy. Nothing wrong with teflon though.

Good point Chuck.

I bought a couple of replacement new Tri-Mark assemblies a while back and the handles themselves don't appear to be lubricated. For that matter, they also appear to be very easy to disassemble.

Once you can get them open!

Forgot to mention there is a C-clip on the inside that needs to be remove for the handle to pull out.
