I’d focus for sure on date stamped on tires and battery status. Both getting close to end of life. If buying from private party, would ask for maintenance records. As a minimum I would try out everything such as slides, jacks, heater, ac, radio, etc. If it electrically powered I would check it. Hope all works out for you.
Depending on the model, it can be either a Power Glide or Freightliner chassis. The 40IH and 44OH models are on Power Glide, the rest of the Phaetons are Freightliner.

You are looking at what is now a six- or seven-year-old coach. What is the mileage and generator hours? That will give some indication of usage. For maintenance in addition to oil and filter changes, you want to look for engine and generator coolant maintenance or changes. Hydraulic flids, Belts and many hoses now becoming due. Suspension and brake inspections. Compressed air filter/dryer, etc.
