1997 Fleetwood Flair twin bed value$$$

Went and looked at a 97 Fleetwood Flair today, not sure of the length, I thought it was a 30 footer
Seems to look like the 30 footers I am finding in ads for 97 Flairs.
However it had twin beds.
Engine is a 454 with 59k miles.
Interior needs some work, small water damage above the sofa, stain does not look too bad.
Upholstery is toast, carpet is ok, but needs replacement
Plumbing fixtures need replacement, as they look old, and worn.
Exterior is good, but it had a wrap as it was used for a tv show, for a couple of years. So removing the wrap sort of left the paint somewhat in need of attention, new paint is needed, which is no big deal to me.
Engine sounds great. He is taking a trip this weekend, about 5 hours away
Has a 4kw Onan
Roof has been repaired, but I think a new roof is in order. Not a job that intimidates me. I mean it is sheet of rubber, or whatever is used now.
Anybody have any idea what this is worth, and where I can find a floor plan. To confirm it is a 30 footer. I did not think to check the ID plate.
The owner was talking around $12k, I am thinking about $8k considering the work that needs to be done.

With as many problems as you have already found, I would get someone to survey the coach top to bottom, front to back. You could have a lot wrong and not know it. The price is what you are willing to pay for it. But 12k sounds expensive.

I will probably take a much closer look at it again. From what I saw today, all it needs is cosmetic sort of stuff, but that gets expensive. Mechanically it seems sound, but is just a 97MH.
I know a little about the owner, as he is a friend of a friend, and he is OCD about mechanical stuff. But it is sort of guys RV, he goes to car shows with, and parties in. He hauls his cars to car shows etc... Then they all drink all weekend...
He was thinking of taking out the couch, and dinette to put in card tables��

That isn't how you described it in first post. In your first post it needed a new interior and exterior

Honestly, I would pass and look for one that doesn't need all the renovation. My bet is you could find one much more gently used then the example you describe above. You described much more then $12K work of repairs!

Run and don't look back. Too many good ones out there for what you want to pay. Check NADA for prices, etc. or even Ebay. Both are very good barometers on what the market has and what they are selling for. Look around and be patient; I think you'll be happier in the long run.
