2006 bounder 33r - am selling

Buyer comng in 3 days and in trying check everything out find have two issues -
Grey water tank drain - when I pull the valve to drain it- seems to be draining but not the gush or heavy flow am used to -- have tried to run like a snake up the pipe but no success. Blk wtr drain seems fine.
Elec Wtr Heater - when I turn on the switch no red lght comes on. If I hit the propane switch that red light comes on

Frankly the coach has not seen much activity at all and has been sitting idle - know that is not good. Am wanting to be right up front with the buyer and give him the straight story.

Any input or ideas for non techy me wuld be appreciated.

Grey Water Tank Drain - suggest connecting a hose to a Valterra F02-4350 Flush King Reverse RV Flush Valve to backflush the system.

Electric Water Heater - if the heater is still working but the light isn’t, the bulb might need replacing.

The red light in my rig does not come on and I plan to get below the rig under the water heater, remove the plywood access hatch and test the electric element. In the meantime the heater works on gas so I am procrastinating! I suppose I need to look at the light bulb also.
