Luke warm water on propane
Electric works great. Any ideas where to start checking?

Seems to be a gas thermostat problem/adjustment. do you know your water heater make/model number?

It's an Atwood Hydroflame but I don't have the model number available.

Sounds like the burner isn't burning too well. Any sign of soot around it? The flame should burn fiercely when heating and is usually quite audible. Do you hear it?
Your 2010 Discovery probably has the Atwood DSI heater, either 6 gallon or 10 gallon. That would be the GC6A or GC10A (suffixes omitted - they represent only spec level differences).

Look past the burner tube for any obstructions-wasps and mud dobbers like to build nests in there. Use a flashlight to make sure.

Ironically, Hydroflame is your furnace model line, not water heater. See below.

If you have the model with the the thermostat and ECO. Your thermostat and ECO are right next to each other. They are under the black sponge material. One or the other is opening to soon.

I have the XL hot water heater. Has a mixing valve on the rear that needs attended to. Once I worked the mixing valve all was back to normal.

Thanks guys. I will check these things. The MH is in South Dakota right now, waiting for us to get back there. We made arrangements to leave it while we were there on a grandkids trip.

OK Perfect. Now we know EXACTLY what's going on!
That is a "high End" Atwood XT water Heater. Thewater is heated up to 180 deg. and then that hot water is mixed thru a mixing valve on the backside of that water heater. If that valve gets stuck you will get either scalding hot water ro luke warm water.
What you need to do is get to the backside of that tank so you can get to that mixing vale. Note that you also have a by-pass valve on tat back of that heater so you will need to get to the backside of it.
In that mixing valve is a small plactic cap that prevents that valve from turning. You beed to remove that screw holding the cap on. Once you get it off screw it in Counter Clock Wise counting the turns till it stops. Now, run it out & in a couple times then get it back to the original setting.
At the sink run the how water & see if it gets any warmer. You might need to play with that mixing valve to get her back to normal. You might also want adjust that temp of the water using the mixing valve especially if you have children! That sucker can spew out scalding hot water if not adjusted properly.
When I aquired this Discovery last your I was having the exact same problem. After exercising the valve it's been OK after a year. Also,make sure that bypass valve is in the proper posistion.

If it's not the mixing valve then I would look at the 120vac side, it's all on the backside as well.
