Mold (?) Spots on Rubber Roof - What to Do?

Hello All, I have a 1998 Fleetwood Pace Arrow Vision motorhome with a 'rubber' roof, which is speckled with black / gray spots that look like mold. My hope is to kill whatever is causing the spots, and to coat the roof with some kind of rubber roof-renew product. For those of you who have dealt with this same issue, what did you do and which products do you recommend? Thanks very much.

JMHO: Choose your roof coating , and follow all the pre application instructions to do with cleaning before application . Then apply .

Unfortunately, given the current condition of the roof ; from seeing the photos ; don't be surprised if the coating doesn't stick .

Given the condition...


1. First sweep roof clean.


2. Use a mixture of bleach & water to clean roof. Do small 3x3 sections at a time (bucket, sponge or soft brush). Then rinse thoroughly with water.


3. Once clean. Go over the roof thoroughly and look for areas that need Dicor caulking. Or use Eternabond tape for all joints.


In the first pic top right corner that is a leak (cracked open Dicor).

The first pass was with detergent and water to remove the dirt and the surface mold, rinsed and followed up with bleach and water like listed above. Let completely dry and coated with Dicor 2 step coating system. First step is a cleaner activator, followed by the coating itself. Ended up looking great.
