My boot was ripped. Went to the Home Depot and purchased some electrical rubber tape. Once it is on it does not come off. Never had a problem with the boot leaking water in again. Did spray the motor clutch with a dry lube oil to shed the water if it did leak. 4 jacks and never had a rusting jack again.
Did use a very large hose clamp.
