I am sure it's delamination. My 1999 has the same issue in a couple of areas. It really shows up on hot days when the sun is shining on it. I live in Houston and the sun and humidity is deadly.
The damage was caused by water leaking in from the top cap trim leaking water. Last year I removed the top horizontal rubber molding and found several areas where the screws holding the aluminum molding base were rusted off and the aluminum base and roof cap were separating from the wall and water had worked its way down the inside of the wall. The first area that I noticed it was inside underneath the bedroom windows, the wood had some water damage. Hard to see at first since the wood is covered with a vinyl.
I ended up removing all the aluminum, cleaning behind it where krud build up and replacing all the screws and about 50% of the aluminum. Where the screws were rusted completely off, I had to grind the old screw flush with the fiberglass. Once all the trim was secured I replaced the rubber molding with new. I went with black, since I plan to paint mine complete. My 99 does not have full body paint. I also removed the rear window awnings
I am 100% convinced that all water damage is caused by the AC water drains dumping on the roof and migrating along the rubber molding until it finds a place to drain. Check all the roof perforation areas as well and repair any cracks in the sealant. My coach had a leak around the air horn mounts as well and manifested as carpet staining on the ceiling.
Find the source and get it sealed before you develop more problem areas. The delamination repair is a separate issue.
