Sealing roof

Manual says remove old caul and replace every two years. Is anyone doing this? Second has anyone used 3m 5200 ? I used it for years on my boat, nothing better!

With regard to 5200 , if you use it you'll never get it off. Its kind of permanent and has many other uses. It's not recommended for roofs. An annual inspection is a good plan and replace any caulk that appear to be cracked.

I believe most use Dicor on the roof joints.

Perhaps you mean "Eternabond tape" on the roof/cap joints and "Dicor self leveling caulk" elsewhere??

X's 2. 3M 5200 is an adhesive, good one too.

If you inspect existing sealant, and it is not pulling away from the sides, but just cracking due to age and exposure. You can usually just clean well, I use acetone, let dry, the use the self leveling Dicor to cover the old sealant and just a bit over to the roof for a fresh edge.

But suggest you it is needed only when visual inspection indicates it's time. If it looks good, leave it alone.
