My rig is a 38PKD Windsor, which is almost 40' long.
It came with two 13.5K BTU AC/heat pumps. In really hot weather they struggled to keep the coach cool. Last year on a trip to the upper midwest in July with temps ~100F the inside temps were ~85F. Not good.
So when I got back from that trip I started looking at the AC and options and decided to upgrade to two 15K BTU AC/heat pumps. Haven't had a chance to put it through the same type of test but in Nov I was in TX and temps were 90F and one AC was easily keeping the coach cool.
Last week I decided to excercise the AC's I ran both for ~1/2 hour and then cut back to one. Temps outside were +90F, after two hours the one AC had the coach down to 74F. Not bad.

So I check on the size of the units first. Then if possible do a test with one for a couple hours and see how it handles the heat. You should be able to do this with the explanation of testing the AC's while you inspect the coach.

I have a 2006 Patriot Thunder 44 foot unit with 3 A/Cs and it will handle temp's up to 102 degrees. Prior Monaco Signature 40" with 2 A/C's could only get cool if temps stayed below 90 degree level. Best A/C for above 100 degree weather was my old 29ft Voque that had 2 A/C units, that thing would get down into the 60s and have me shivering if I did not stop and shut them down if I was driving alone. I would see if the unit you are looking at is pre-wired for a third A/C in the middle kitchen/ dining area.

Check again. A 2008 or 2009 Beaver is a Monaco manufactured coach.
Monaco diesel coaches that are 40' or less will have two A/C units and coaches 42' to 45' will have three A/C units. The longer coaches will also have a larger generator.
Most 2008 or 2009 large Monaco diesel coaches will have upgraded 15,000btu heat pumps.
