We'll see if my theory (and my fix prior to wwinterizing) pans out. Some noticed that the valve froze after winterizing and de-winterizing. If so I think that just opening/closing it will unstick it...we'll see...the water is heating up now.

I like your formula better than Rockin's. His has too many steps and being retired and all, I'm trying to cut back on the steps.

The repair is still working, piping hot water. When Ithe winterized I flushed the valve and line with rv antifreeze, then by passed it and the water heater with the by pass valve, allowing both the mixing valve and the water heater to drain.

The new aqua jet pump is nearly silent, specially in the kitchen where it is virtually silent.
