Thanks for sharing your manual mixing valve setup. Seems to me it would require constant adjusting of the faucets to regulate the temps with different flow rates. Just thinkin'. rockin'

Yes the pop off valve is very hot... But the rest of the tank is just warm.

I should have been more clear.....the pop off valve is what you should feel. I went out and checked mine....about 150*F HOT!

You have a mixing valve issue. You can clean it like many have said here or replace it. I don't recommend removing the valve as inside tank water is about 155*F - 165*F. Someone come over for Happy Hour and burn themselves and you may be in trouble. Just my opinion. rockin'
