I think it depends how much they put into it when they took it in on a trade.

Gut feel says take the whosale value of the coach. Subtract from that what you feel the dealer spent to make the coach saleable. This figure is in the range of what the dealer gave the previous owner. Subtract this figure from what the dealer is asking for the coach. That figure is the estimated gross profit. There is where the calculation must end. Dealer costs vary widely. I do not know how to estimate the $s the dealer has in the coach to make an estimate of net profit.

Dealers always buy at wholesale book and sell as close to retail book value as they can get. They may allow more than wholesale as a trade-in, but you can be sure any additional allowance was offset in the selling price. That means the gross mark-up is the difference between wholesale & retail. As a gross generalization, that about 1/3 the NADA retail book value. Net mark-up is a whole different story, so the dealer has to cover his overhead, repairs, sales commission, the PDI, etc.
