Deal breaker when buying a used MH?

I'm new to this site but not to RVing. In 35 years I've had, tent trailers, TT, 5thwheels & Toyhauler. 45+ years as Mechanic & Fleet Managers so I know diesels. I'm looking to sell my RV's & move up to a MH. I'm looking used diesel in the $60-80k price range. Monaco,HR, Newmar & Tiffin are the brands. ISL cummins engine. 3-4 slides and nothing longer than 40'. Would prefer side radiator but I know there are some nice rear radiator units out there.
So what things do you folks think are deal breakers?

The only single deal breaker for me is general disrepair. If I get the feeling that the owner couldn't afford or just didn't take care of the MH than I don't want it.

My preference is; private owner that is selling his baby. They tend to be very proud of the unit and may even want to find a good new owner.

  • ANY smell of Mold/Mildew
  • Complete lack of maintenance records (if no records, assume no maintenance!)
  • Salvage Title ( unless at least a 40% reduction from a "reasonable" price)
Just to name a few off hand!

Water damage, delimitation, salvage title.

But yes, the side radiator is nice, unless your in a gravel parking lot

Rubber roof and rear radiator are a no go for me.

My 2003 Teton has been in the desert sun for 13 years with a rubber roof & no problems. If in good shape that wouldn't be a deal breaker for me. I'm 50/50 on rear radiator.

Rust, delamination and water damage. In your price range for the features you want, you're looking at coaches over 10 years old, which means all the roof sealant should have been touched up and awnings and toppers replaced. Get it inspected, both the coach and chassis.

A really open ended question.

I would start with a floor plan that does not work.

Rear radiator was a deal breaker for me.

If awnings are like mine on my 2003 Teton they have sat is the desert sun for 13+ years. As they are metal covered when closed mine are still like new.

Any floor plan where you twist your neck to see the TV (If you enjoy TV at ALL).

Any DP with any signs of a dirty or improperly serviced air cleaner or a bad/dirty oil test. Possible dusted which cost us a $20K rebuild
