Finished the Barn/Garage for the '21 Newmar New Aire 3545

Well, with how busy the good contractors are, the crazy price of supplies, and the supply chain woes to even get them, I’m pleased that I got it finished. I thought I’d give you all a little detail in case you were wanting to build your own. We live in the country outside Nashville, TN. We really wanted to protect the ’21 New Aire 3545 from the elements and do some other things with it. We live on 61 acres, the total of which comprises a nice tall hill with a 360-degree view. It’s quite beautiful.

I built this 24 x 50’ barn. It’s a pole barn on 6” of concrete, w/ rebar around the edges and fiber throughout. 4,000-lb strength. That’s overkill probably by a factor of 50%, but it’s not that much more expensive.

Total cost (not including a bunch of my labor) was $102k (spreadsheet summary attached).

Door is 14x14’ and is electric and insulated. There’s a thick steel pedestrian door w/ deadbolt. Secuirty camere, and wired internet. I buried the 100a service and a Cat 7 line.

Buried and incorporated into the foundation are the conduit for power and ethernet, but also an exhaust system for the Oasis and the generator. The idea is that people will be able to stay there when visiting and run the Oasis, if necessary, and I’ll be able to exercise the generator regularly w/o pulling it out. On a very remote chance, if we lose power and need to live in it, we can be sheltered while still using the generator. I have a 550-gallon diesel from which we could live off the grid indefeinitely if there were an extended power outage.

Therre is also a conduit that leads to a large french drain field for gray water evacutation (very rarely).

Since this is not all that big, I had to plan it exaclty. You’ll see in one of the shots how I planned 1” extra whent eh largest door on the driver’s side. And you can see how I’ve left enough room in the rear to flip open the DP “hood.”

I’ve also moved all my furniture lumber racks in the back, and there’s plenty of room.

Two ceiling fans, 84” each to help out the Min-Split. Floor to bottom of the trusses is 16’. The entrance apron is at a 7-degree slope downwards, as you enter, and I had to make use of my old HS geometry to make sure it would fit. There’s 7” of extra above the height to the bottom of the garage door.

The building is very well insulated and it’ll be easy to keep it at an acceptable temperature.

I’ll be able to comfortably walk on the room w/o bending down, between trusses.

I put some lights on the top, but I decided to put most of them on the sides since I don’t really need to see the ceiling.

I wish I’d made it big enough to incorporate the standard large ca. 45’ coach, for whenever we sell this place, but that’s just one of a few decisions I’ve second guessing myself on.

It feels fantastic to have it under cover and out of the way. Very pleased with how everything turned out.

Well done. We built pretty much a duplicate except 26x52 with side windows. I’m going to tell you, the best decision we made was to do foam insulation. It really added a lot of structural strength to the building. No HVAC.

I thought about that, and it's much more effective than what I used, but it's fairly expensive. I did that in another building and it's quite remarkable.

Nice. You could have saved a couple bucks by using a 2x4 instead of the wheel stop. Where do you get that yellow marker tape?

Great Job, nice looking home for your rig. I appreciate the info we are currently looking at something similar though 18'x55' have 2 of the 3 quotes wtg. for the last one hopefully by end of day today. Though getting concrete estimates is a lot more difficult. This building boom where I live in Florida is going crazy and tough to get anyone to call me back.
