Leveling Jacks Creeping Down

I have a 2013 Thor Hurricane 33G. It is parked for the winter. I went out to run the generator and noticed one of the landing gear had creeped down. It came back up when I started the engine and took the parking break off. Any ideas on what is going on here?

The solenoid that controls the hydraulic pressure for the jack is leaking down. It's a common problem that could just require cleaning the solenoid valve or replacing it. From the looks of your photo, your system is a pressure up/pressure down style without springs. The up solenoid would be the one leaking by and not holding the jack up.

A related question. If you have your levelers down how long would it be before your expect the levelers lose pressure thus causing your coach to tilt predicated on the side that is most unlevel? I've noticed mostly on the passenger's side loses pressure enough after a few weeks or more that the slide sags enough to make the bottom of the slide to hit the bay door to towards the back of the slide. It doesn't seem to happen all the time. I had a mobile RV tech over last week and he noticed. We talked about it and he said it's normal especially if it's been sitting for almost 3 months in place. Is it ? �� TIA

One of the periodic Lippert jack maintenance tasks that many people do not know about is to clean the jack legs and spray them with silicone spray.

Run the jacks down until they just touch the ground. I take a damp paper towel and wipe the dirt off each leg and dry it with another paper towel.

Then I spray the leg with silicone, the same stuff I use on my slide seals: https://www.amazon.com/gp/product/B071QZ6RKD/?th=1

Then I use a clean paper towel to LIGHTLY spread the silicone to assure the silicone is all over the jack leg.The silicone also helps lubricate the internal seals.

For your problem, before I'd disconnect hoses to do the internal leak test, I'd clean them, spray them, and run them up and down until they just touch the ground. Be certain to spray the top of the leg.

That process actually has fixed the "jack drifting down" problem for others. Apparently the silicone flips or lubricates the internal seal that is allowing the jack to drift down.

I probably clean and spray mine 3-4 times a year. I always clean and spray before raising the jacks if it's been parked for a while, especially in salty air.

Mine do not slip when leveled. On that note, I do not like auto level on our system. It takes the tires off the ground at times and I do not like that. So, management and I manually level it. I think we get a better level most times with this method.

Well, that was bad luck posting that.

We went to leave the campground yesterday and one call out on the check list is "Is the Jacks Down light off?" and for the first time ever, the answer was "No."

That question is asked right after I hear the pump has stopped and all jacks are verified as up visually.

WTH?

I hit Retract All and I heard the pump run for about five seconds. Rut roh.

A minute or so later the Jacks Down light illuminated again. The fluid level was fine.

It was about 28 F outside but that's never been a problem before. I lowered the jacks until they almost touched the ground and saw that the driver rear jack only came about halfway down.

I liberally sprayed the jack legs with silicone, ran them up, down, and up and waited about 20 minutes to see if the Jacks Down light would illuminate. It stayed off.

The light stayed off the entire trip and there was no audible alarm.

When I ran them down after spraying them that left rear jack went down the same amount as the others.

For good measure I'll spray them again this morning before I retract. It's 26 F here now.

Yes, I did check the Allen screws on each valve on the manifold and all were tight.
