We do not know where the rig is located and the OP is in MO so there’s the possibility that it has been used during the winter (unlike most northern RVs) and chassis rust could be a serious problem.

When I purchased my Eagle it was 10 yrs old and had 51,000 miles on the original tires. It did sit for long periods of time. Me being on the naive side learned a valuable lesson on Motor Homes 101.
I completely refinished the interior and repainted the exterior, did some work on the Engine and today it has 223,000 on the clock and it's used monthly, sometimes more frequently. And Yes it stays inside.
For the OP , There's a lot to learn prior to the purchase.
My comment wasn't met to be negative, Just do the homework.

If they won’t come down a lot on the price keep looking. There are many very nice coaches available for way less then $100,000.

the coach is in Arkansas so i would say it was used in the winter. I have looked under it and rust is not an issue. In fact the frame and undercarriage is cleaner then some 5 year old coachs i have looked at. The only place i have found any corrosion is at the house batteries there is tiny bit on the tray they sit on, which i would call normal.
