I have always dealt with the same credit union for the past 30 years... I take the check to the seller and verify that the title has been signed off correctly and that the vin on the title and unit match.... I hand carry the title back to the credit union....

I assume that my credit union would deal with the sellers bank even if the unit was paid off.... and that the seller turns the signed title over to his bank and that bank sends the title to my credit union and releases the funds...

If you don't have a long standing relationship with a credit union I might suggest you consider one... but the way you currently spell out the terms, really, really makes me worry....

We moved our MH loan from Bank of the West to Alliant a couple years ago. Bank of the West made it as difficult as possible but Alliant was very flexible and handled the situation well.

We are now solely Alliant customers for our "savings" business. Cannot find anything negative about them and their responses.

All financial institutions are different, ya pays your money (or in this case ya borrows the money) and ya takes your choice. If you don't like their practices go elsewhere. Personally I wouldn't have a big issue with signing a POA to a credit union for a title transfer. They are very heavily regulated and I'm pretty sure that a call to the State's Attorney General or the NCUA would resolve any issues fairly quickly. But do what you and the seller are comfortable with.
