Selling 1997 Allegro Bus, New Roof or as is?

We are selling our Allegro Bus and it definitely needs a new roof. I’ve been the owner since 2011 and it lives inside except when we were traveling.
The roof is solid underneath but needs new EPDM. Should I try to sell it as is or replace the roof with the hopes of making it more marketable?

Looking at a rough NADA estimate, your coach is worth about $15K. You'll never recoup the cost of a roof replacement. You'd be better off to give a discount and let a DIY buyer repair the roof.

I just bought a 2000 Allegro Bus. My roof doesn't have any tears, but didn't look very healthy. I resealed the roof openings and end caps, and carefully washed, then recoated the rubber roof. I'm pretty happy with how it looks and feels now. Heng's Roof Coat is $80/gallon, but it rolls on easy and is compatible with the roof material.

I would think it might be easier to sell if you repair roof, if you are handy you could do it yourself, or you might check with local RV dealer to see who they use.

Try and sell it as is and see what you can get but be prepared money wise to replace it or have one of those permanent type of roofs put on. Ie FlexArmor or something like that.

If the roof is leak free there's no need to replace. If the white wear coating coverage is a concern it's not a technically demanding project to recoat. If you do recoat have all the soft seals reworked (all old sealant removed and new material applied) prior to recoating. Also new A/C gaskets and tank vent caps. Call it curb appear as the "bigger the glob the better the job" method can look pretty ugly to a potential buyer.

The rubber over the luan is in healthy condition, but the part over the transition to the sides is falling apart and I and previous owners have patched and patched . Only one leak if the wind blows just right, which my caulking may have alleviated. But it’s in horrendous shape.
I have considered doing it my self, but alas I would rather do projects on the Newmar.

I would make the coach as sellable as possible, I would re seal the roof with Tropicool or some other roof coating and buff out the exterior ect..if it were me. A small investment in money time could pay off in the end.
