Sue Happy

As all the TV Lawer Adds here in Florida say " If you have been impacted by the negligence off someone else, give me a call, you may be entitled to compensation." It is a sue happy world today and everyone is looking for an easy way to get rich.

Possibly it is to cover there deductible or other items if your unit caused a fire. In 2012 TheHitchHouse.com in Ontario caught fire. Staff noticed a fire in a new class a in the showroom. By the time the fire was out, the building and multiple RVs were just charred rubble. There were multiple high-end diesel pushers plus other A,BAndC class units destroyed. A million dollars, not even close to the amount of damage.
I'm not sure about the liability involved in a storage area, fine print.

We have stored at other places in the past and never been given limits of liability coverage that were required. Our contract also did not specify this. We of course carry full coverage (as do all tenants) but not to those amounts. They said the coverage was to protect their property should something happen like a fire. At nearly $400/mo rental I would expect the facility to carry sufficient liability insurance for their property.

Is this common or are they trying to pass their insurance burden on to renters?
$400 per month is CHEAP for the amount of floor space a MH will occupy.
MH have many types Hazmat oils and gas stored in them all a fire risk.
This is normal as all of our warehouses do not supply insurance.
100% of our customers must self insure and show proof.
It is much cheaper for you as the owner to get coverage.
The Cheap option is to store outside exposed to weather.

I the insurance company must submit a Certificate of Insurance showing the policy is in effect from from Start Date (to) End Date and LIST the Land Lord as Certificate Holder.

The insurance Company is then required by law to notify Certificate Holder (Land Lord) if the policy is being cancelled for Non Payment.

No way for work around this requirement

Their facility, their rules
but I understand the need - with all the policies in place, that MAY cover a larger fire....
