TPO Roof Coating?

What product can I use to coat and seal a TPO Roof?

I was looking at that and it looks good. I was also going to coat it with someting like Dicor but it was only for a EDPM roof and not a TPO roof.

TPO shouldn't need anything. IT's designed to last at least 20 years on commercial buildings and they sure don't clean and seal them every year unless they have a leak. Same with our BriteTek roofing. I clean it yearly, check the sealant and MAYBE put 303 on it although not every year even. After 10 years it still looks good but would look better if I scrubbed it with soap.

If you are refering to caulking the and penetrations Dicor will work just fine. Coach manufactuters have been using it on TPO roofing for over 20 years.
I apply 303 every three to four months.

Thanks all, That was a lot of good information. The prevoious owner used ropes and a tarp to cover the roof and there are some bad scuff marks where the ropes rubbed. I wanted to coat the roof to make look good. I guess I'll just clean it again and live with it. Thanks again. If you have any suggestions let me know.

Per the manufacturer's instructions just scrub with a soft brush and a cleaner like Sic and Span. All of the aftermarket stuff is to make the owners feel good.
