Delamiation is when layers start to separate. It is usually caused by water leaking into the rv causing wood products to break down and separate or glue to fail.
Another cause is poor glueing when the rig is built. Which is what happened with us. Our fiberglass was separating from the Luann backing causing large bubbles in the fiberglass. We had no water damage.
Eternabond is a good product and is what I used to seal everything before I got the roof fixed. The guys at RVRoof are still cussing me after they had to remove it all before the new roof could be done.
