Thanks Gary, I don't think the fireplace will be a problem.

I've also heard many complaints of the L couches, and mentioned that to him. It would seem he really wants one.

Do you know the specifics of your L couch? Is it a Villa, or Flexsteel, or other?

My DW and I are almost positive that it is Villa. From my memory of comments on here, many people before the '15 complained of the discomfort of the "L" but then around 2015 people started to have better luck with the "L". Ours is comfortable and not a problem. Our problem with the "L" is simply that the "L" sticks out into the living space, faces a direction that when sitting there, accomplishes virtually nothing useful unless one person watches the big TV directly in front of them, and another person watches the smaller TV up above the dash but I don't know why anyone does that (maybe it is not the "L" they want but the queen bed). Further, a lot of square inches of the couch is virtually useless (the area where the coach makes the 90 degree angle) as it is not a comfortable area to sit (back is too far away). While our "L" is just fine, the cats bed is usually on the short side of the "L" and we sit on the long side directly across from the fireplace and the big TV. We are considering taking it out and putting in the Lambright recliners in simply because it is, for us, a better use of the space. The "L" can be replaced with 2 motorized recliners for about $2,400 (I think), They could get one of the discarded "L"s for a lot less than that, have it re-upholstered to match their covering, and the fireplace torn out and replaced with ??? I would bet for less than $6K, certainly less than $10K. And the "B" is the most popular floorplan, and there are a ton of them out there moving back and forth on dealer lots.
