Dave the lot looking straight out the rear door behind the koi pond well that fence has the solar pool panels on it. That lot is oversized has a complete level entrance from the street and the single elderly lady told sheri she cant take care of it and would practically give it to us it would also block the school view I think it may even bring the value up on the property. I know all the people to put up a nice stucco garage cheap. Maybe on your way back to vegas we can scope out the foot print together. We will see you sunday and talk. leaving Thursday afternoon.

Johnny, Dave mentioned HOA where you live. Have you checked if you can even build an out building? Normally in an HOA subdivision, they don't even allow lot splitting from the "old lady". Get it in writing from the HOA before you invest any money as it only takes one property owner to start a problem in the middle of construction. Also double check the by-laws.
I sold the last house I had in a HOA because I couldn't stand the gestapo tactics on who I could rent it to.

Our pole barn is 60x38. The RV bay is 60x22 then a 60x16 with a lower roof line and used as a patio. Will eventually enclose, but for now it's just a cover. We ran conduit in the concrete everywhere we thought we might need electricity. It will accommodate a 14x14 door.

In Nevada there are almost three thousand hoa's, state population: around 3 million. Go figure.

Don't you just love HOA's?
Our place had them when we bought it, the rules allowed having an RV as long as it was behind the front line of the house. After 20 years the rules expired unless voted on and passed. We've never been able to find any record of such a vote so I guess it's "free range" now!

Just finished my garage at home http://www.irv2.com/forums/f64/rv-ga...ed-292689.html
The one feature I didn't see discussed was adding water and sewer, my favorite feature in my new garage.

20x50 will work fine for RV only. 20 wide gives you ability to store RV with slides open if you want and will let you open cargo doors. 14 ft tall door minimum, and 12 wide works very well. Check local building codes. In our area code for stick built shop requires 4 ft on each side of door, so a 12 ft wide door need 20 ft wide building, 14 ft wide needs 22 ft wide building, etc.
Also, with 14 tall door you will need 16 tall ceilings for roll up doors.
