You got very lucky. Cost overruns at the Gardens are legendary. A friend who's a local attorney has a number of clients there.
We, too, dodged a bullet. Bought a lot there, dealt with "design" for 2 years and costing that was nothing more than a paragraph, with no details and boiler-plate allowances that couldn't finish the home at all. Most folks are looking at a 50% over contract price to complete because of the way they price the contract (almost everything beyond basic framing and minimum code is additional and "at cost" - which means 100% retail pricing gets funneled directly to you (15% adder if you don't pick up the materials yourself)).
Finally sold the lot. Found a great builder and ended up with much higher-end finishes for less that we would have paid in the Gardens (which would be basic vinyl siding, 4/12 roof pitch, and builder-grade everything.)
I would respectfully disagree that Crossville has adequate shopping (and dining) options. We plan trips to Knoxville (75-90 minutes) and Cookeville (45 minutes) for many things. Nashville's 2 hours.
