La Hacienda RV Resort north Austin, Texas maintenance policies

We stayed for the first time at La Hacienda RV Resort near Austin, Texas this past weekend when visiting family in the area.

I understand from the full-time folks living there that this park was a famous Mom & Pop run resort that was acquired by Sun Resorts but still the best in the area.

At $75 per night, the sites, communal areas and even the massive dog park certainly merit the higher than average prices. Every site looked well maintained though gravel with grassy areas and curbs.

That is why we were surprised to be jolted out of bed by someone using a leaf-blower next to our trailer at 7:00 AM Sunday morning. To add insult to injury, the woman working in the office wasn’t surprised when I told her how unnerving it was to be awoken by loud gas operated leaf blower. As if this wasn’t the first time she heard the complaint she replied, “we need to maintain around the pool areas and walkways.” Well, what about the fact they rented the sites next to that walkway?

In any event, my request they consider waiting on Sundays until people are awake was apparently not welcome and fell on deaf ears.

It is a shame a park with such incredible infrastructure like real stone retaining walls, large older oak trees and well constructed buildings and pools would treat guests this way. Has anyone else felt unwelcome at this park or been treated to their 7:00 AM Sunday morning leaf-blowing?

As investors in rental properties, we are sometimes asked by fellow investors on advice as to why their property isn’t profitable after reducing rent and offering better amenities.

I would say poor management is among the most common reasons.

Hospitality is also a service business. Provide poor service and your guests won’t stay. One full-time resident told me when Sun took over and raised their rent every 6 months they were angry. The longtime folks got together and threatened to leave if they couldn’t get 1-year contracts. He said about 30% left anyway but for those who want to stay longer you need to request the 1-year contract to avoid regular increases.

It is a shame such a beautiful property has so many vacancies. One would imagine better management could drive their occupancy rate closer to 100%.

As for church, we attend the oldest so between Our Lady of Guadalupe (Dec. 11), mass December 12 and another day of holy obligation on Wednesday we had been maybe 5 times inn2 weeks. Our kids went to the Austin Cathedral and we foolishly decided to catch-up on lost sleep in a pricey RV resort.
