My wife didn't get any of the Windows but they were all there and in good shape. All the screens were still there.

At first glance it doesn't look to bad. Do you have a little money to "invest" in it if you choose to purchase it? Probably would need around $3000 to get it in a position to be safe for travel. Replace brakes, leaf springs and hangers, tires, hubs, bearings, probably a new kingpin, and possibly some mechanical/AC/electrical stuff.

I figured in packing the bearings new tires but I didn't think we would need to replace the leaf springs etc. so far the ac worked good but we didn't get through all the electrical.

As for the $3000 to put in it no we don't. Basically $5000 is our max budget with the exception of tires and packing the bearings. I am beginning to think owning an rv is not going to be possible for us.

It looks fairly decent from the pics--see if they would accept $4k, giving you some breathing room for repairs--point out it immediately needs new tires (assuming they are nearly as old as the trailer).
But remember, no matter what brand/year you would eventually get, they ALL require maintenance annually and sometimes more often than that. They are NOT an investment that will gain value, but a depreciating (tho it may not get lower than it is) item. Some of them turn out to be money pits, but none of them last without taking care of them.
HHs are quality products, I'd be inclined to chance it.

Buy a few boxes of cabfresh mouse repellant and disperse thru trailer, it doesn't kill them but the minty smell drives them out.

That a good idea. I did talk to him about the price. They bought it from a dealer 1.5 years ago and still owe $9k. They paid $12.5 at that time. So I tried the lower price and was told they are already losing but they don't care because they want to get us into a trailer and get it off their property.

2006 model, 18 months ago for $12.5. Not a good or bad price. Now $5k, with $9k owing, he has to cough up $4k to sell it.
Not sure what else to tell you--its a risk/gamble but maybe a good deal. Remember the tires if you are going to tow it a lot...

I believe it's a 2000 actually. After going back to look at it the book says 2000. I know it seems honky for a deal but I had mentioned to him we wanted a camper and they just want to get rid of it and know we would use it. The $9k owing is basically a guess. He implied that amount but confirmed they owed more than $5k. I think we are going to get tires after the first use (moving to our house) to complete remodels. Also, we are only using this for maybe two to three weekends a month from May to August. I will probably use it for two weeks or so during hunting season. Otherwise we won't use it much.

From what I see in the pictures I don't see anything that a few gallons of soppy water and some elbow grease won't clean up.

Thanks all! Everything works great as far as the fridge/freezer, furnace, ac. The slide is having some troubles. I posted in another thread about my issues there. But overall if the slide is an easy fix (under $1000) we will be the new owners.
