Request advice for 5th wheel list price
I need some advice on what price to list my 5th wheel for.
I live full time in my 2017 Heartland BigHorn 3160el (36', three slides). I have it listed for sale. I have been told the NADA is $29k. I have it listed for $26,900 for 4 weeks on FB Marketplace.
It has a rebuilt title. The recliners have some pleather delamination which is just visual. There is a 2000watt inverter, two solar panels and 4 lead acid batteries which are 7 years old. Tires have 3 years. I installed new vinyl plank flooring. There are no leaks or water damage.
I appreciate advice on my list price and whether I've got it listed a fait price. I do need to sell prior to December.

Well; if the " rebuilt title " is listed in your advertisement , that could be what's limiting any inquiries from potential purchasers ; with your price being only 10% below NADA .
JMHO: A purchaser with $25K to spend would be looking for an all original RV ; no indication of prior damage .

As with anything, the value of an item is determined by what people are willing to pay. I've only ever sold one RV/Trailer in my life. It was a 20 year old Jayco Kiwi hybrid trailer. Got $3,700 for it. Had a roof leak I was never able to fix, and a scrape in the fiberglass side I fixed with Bondo but never painted. I disclosed all that to the buyer. It was in good shape otherwise and over the years I'd done some custom cabinetry and upgraded the lighting to LED.
I put it up on FB Marketplace and Craigslist and had offers in minutes. The guy that bought it gave me some song and dance about how he was going to take his family camping. But it was clear that this guy was buying it to put it on a dealers lot where he could sell it and put someone on payments for 15 years and make 10 times what he paid me just in interest payments to some poor schmuck.
When I sell anything online I start with what I want. Depending on how quickly I want to sell something I start lowering the price incrementally over days or weeks.
Your current list price may be 'fair' but if it's been for sale 4-weeks with no offers then your problem is the price. Perhaps there is a glut of inventory in your market and buyers have more options. You may have to expand your market. In the end you may just look for a dealer to take it off your hands. Especially if you 'need' to sell it.

I’ve sold 3 different RVs and all 3 sales went well. The rebuilt title is going to get in the way of selling unless it really cheap. I don’t think insurance companies would work with the buyer and the banks would be the same.

Why a 'Rebuilt Title'?
Was it totaled and issued a salvage title then repaired so hence the Rebuilt Title?
That is going to decrease the Value of your RV
Been listed for 4 weeks......time to drop price
Suggest $20K (rebuilt title issue)
*do you have insurance on it.........might mention that and which company

Agree with above comments, rebuilt title is a red flag for most buyers. The only ones who would buy that are bargain hunters, so you need to price accordingly. Also remember that NADA is a dealer retail price and you are offering it as is with a private party sale.

Yep - rebuilt is going to hurt bad.
We recently listed a motorhome on FB Marketplace as well as with PopSELLS. Through PopSELLS we had a few inquiries and one showing.
We got very little interest on FB Marketplace until just the right buyers came along and sold it on their first visit to check it out with no request to negotiate. They paid our asking price.
Due to the title issue, I'd suggest dropping the price another 10-15% and then just be patient and BE WILLING TO CONSIDER LOWER OFFERS if you really want to move the unit.

Asking price is way too high. Try $10K.
Most buyers won't even consider a unit with a salvage title.

All the suggestions make sense. Keep in mind that I haven't mentioned the rebuilt title in the ad so that is not a factor in people's interest. I dropped to from $26900 to $23k yesterday and haven't had any inquiries. Once someone shows interest, I would speak more about the rebuilt title aspect and explain further. The actual damage was minimal (water tank replaced) and we have had it for two years with no issues.
Also, I checked again and the NADA is $38k for low retail. Seems that $23k is s decent price to list and negotiate.

My gut is you are high on your price, however you can always lower it until you find a buyer willing to pay. Good news is you aren't in a hurry to sell.
You have two strikes against your rig. One, is the title as mentioned before. Second, is that it has been used full time. Hard to justify the purchase of a "full time" trailer when there is so much "lightly used" inventory out there right now, unless it is really inexpensive. If you can, empty it out to sell, people don't want to look past other people's stuff when considering a rig; this alone could mean a couple of grand for you.

I should add, something from the road hit the water tank and it fell out.
An insurance company will look at the age of the unit and the cost for a professional fix and decide whether it's cost advantage for them to just total it out and send to auction.
For instance, I have a 2021 Dodge Ram 3500 with Cummins diesel and was totaled out since there was asphalt sprayed down the right side of the truck and the tire was flat. I got it off auction and cleaned off the asphalt with alot of elbow grease and it looks as good as new. Got it for 40% off low retail value.
