Roof Problem

I have an older 20' Toy hauler (Tahoe Sport) by Thor. I have owned it 5 years. Entirely original.

I really only use it about 7-8 days a year as a hunting base camp. It sits in the sun uncovered pretty much.

This year on my trip it was leaking like sieve. The biggest leak was at the front top. I needed a bucket inside. Another large leak was at the top of the port big sliding window that I just duct taped temporarily.

When I got home I got the ladder out and found a small tear in the roof membrane a couple inches from the front end. The big concern is that there is a very soft mushy area about 4-5 " all around the tear. I assume it may have leaked all last winter and may have caused dry rot there. While I have used EPDM successfully before, I am wondering if and how I can repair the soft area before coating the whole surface with EPDM.

I am not sure if the roof is TPO or EPDM? I have ordered 3 new 14" vent covers as they show cracking. I have also ordered a storage cover. Otherwise the roof seems sound. Hopefully I can milk it along for another 4-5 years.

Any assistance/advice is appreciated. Chris

I'd cut away the roofing membrane from the soft spots and inspect the decking material. You'll have to cut out the soft and damaged material and also inspect the cross members to see if they're wood and also rotted. Replace all removed material with new, then determine type of membrane, patch, and coat the whole roof will sealer.

If the tear had been caught in time, you'd have had a simple job with just some Eternabond tape.

I would suggest you also buy some covers like MaxxAirs to give an extra bit of protection over your new vent covers.
