Looking to buy park model - Bad signs?
Hello,
Please, can you help me? Before I pay for an official inspection, can someone tell me if these things are critical bad signs
1) Interior window rims popped out and possible crack in window?
2) Discoloration on wall above bath
3) Carbon monoxyde detector screwed upside down (heating by propane)
See attached photos. This is from a 2018 park model from General Coach.

This is a motorhome group, I suspthere is a more appropriate area on this forum for your question.
My guess is mostly what you are seeing are signs of poor Workmanship.

Pics are not clear to me at all.
When in doubt, don't.
It is not new.
From my experience, you can't expect stick-built quality from anything that had wheels under it.

Hard to tell anything from your window pictures, but the discoloration in the bathroom could certainly be due to a water leak. Would definitely check that out thoroughly. You can buy a moisture meter that would let you know if there is any moisture in the wall.

I do suspect there is a humidity issue.
As for the forum, my thread was moved to another part by a moderator so it should be more appropriate I think.

Went back for a second visit. There is rust inside the electrical panel and also a bit inside the panel for the furnace (you can see dried water marks going down a pipe and and it has started corroding the metal panel).
Inspector did not seem phased by this, but he did not even conduct a humidity test...nor did he initially notice. I was the one that had to point it out. So I have to question his competence.
So, final nail in the coffin or not?

If you are asking us . That should be your first clue that YOU are seeing things that are wrong . Discount price to repair what you see and don't see . Leaking would be my first concern .

Just discount the price so you can get those items fixed and break even.

The problem with offering a discounted price is you really have no idea how major of a problem you have, and may not be able to know until you start tearing out walls. At a minimum, I think I would get a moisture meter and see if the walls are wet. And if your "inspector" didn't notice obvious water intrusion, I wouldn't put much faith in ANY of their report. It may still be a worthwhile deal, but I would probably put a lot more effort into inspecting it before I made an offer.

Good advice. And currently wet or not, there would have to have been a water intrusion problem that caused the staining. It has to be fixed.

Thank you everyone. I did not end up buying it. Rust in the electrical panel and a bit in the propane furnace area, etc...Just wasn't worth it. The company who built it said it could be a sign of a bigger problem as well...so.
