Roof coating

Did a search and came up with a few ideas.
I don't have any leaks now but want to coat it to get a few extra years hopefully. It's a regular rubber roof.

Don't want to spend a lot either. There is a lot of products and a lot of confusion.
Elastomeric? Silicone?
I thought about this stuff from Menards.

“Don’t want to spend a lot”. The roof is an area where being a cheapskate will yield poor results.

I would make sure whatever I used did not dry up and crack. I used "Flex Seal' spray without much luck. That crappy stuff dried up and cracked like crazy. It only lasted a few months. Then I had a mess, cracked Flex Seal in area that still needed patched. This was on a single wide mobile home.

The stuff from Menards looks like it is better and made for commercial flat roofs. I would do a bit more research and make sure you use the same stuff commercial roofers use.

Go to YouTube and see how they apply it.

One thing for sure - your roof would look great initially.

When I get a new coach, I clean the roof and Dicor and then put Eternabond tape over ever seam and joint on the roof when Dicor is applied. I cover the Dicor and overlap it to the roof material or side of a vent, etc.

No more 6 month maintenance cycles and adding Dicor. The only thing I do is clean the roof once per year.

No leaks to worry about. I do carry a roll of Eternabond Tape with me in case the roof or shower skylight gets damaged from a storm, tree branch, etc. Eternabond can give you a quick a permanent repair in an emergency depending on the damage.

I am getting ready to put https://www.nationwidecoatings.com/pl/bus-kote on my 2002 American Eagle. I have the primers and the coating ready to go. I plan to pressure wash the roof next week, weather pending, and apply the primer coat when dry.

I have talked to Brion at Nationwide Coatings several times and confident this is the way to go. I am happy to share my experiences. Was thinking of posting a video of the progress.

I've never used this or any coating besides Dicor so far to be honest, but in my searching of a product to do my trailer roof, I came across this and have seen a lot of posts of ppl raving about it.

I think you are going down the right path with a rubberized roof coating. I am thinking I would roll it on with a roller. But I have seen pros squeegy it on. Just like pros working cement - there is a real nack to it.

Good luck and take a lot of pictures, before and after the fresh new coating is applied to the roof.

I'll be doing this early in the morning Thursday . Suppose to be in the 90s everyday for next 8 or 9 days no rain in sight.

I sold my Bigfoot Camper last fall after owning it for 22 years......I never did anything to the EPDM roof other than clean it occassionally and redo the Dicor around the penetrations once ever few years. I had it inspected last fall and they said the roof was in excellent shape. Not sure I'd want to cover the roof with anything to be honest and if I was buying an RV that had stuff slathered over the rubber roof, it would give me pause....

2 cents,
Dave

Here's what it looks like now Dave.
I think it needs some help
I've already gave it a pressure wash but no scrubbing.
The caulking around the edges needs to be re done too.
