It's a one year old Avenger 16BH that we're looking at buying, but I noticed this weird brown stain inside the doorway running down from a piece of moulding.

Image is attached.

It has left a hard brown residue behind that is smooth and can be flaked off and has no smell. It reminds me of overapplied wood stain that's run down a wall or table leg and hardened.

It's not pooled on the ground, and there's nothing obviously wrong.

I've also attached a photo of the top of the camper, does it appear that someone's attempted to fix a leak here? Not sure if what I seei s normal, I've been a popup guy until now.

Water Leak.......roof

Very poor job of repairing on roof

Ceiling is probably growing mold/mildew

Personally......I would pass
Ceiling will need to be pulled down, insulation replaced, Wall paneling may need to be removed/insulation replaced, area of leak roof sheeting is probably soft, roof leak repair removed and redone

Stain is not normal. Looks like a water stain. Suggest getting a repair estimate to remove the stain and reseal any water ingress points then negotiate with the seller on prices.

Not much that could be other than a water leak. Looks like there is a blank electrical plate at the ceiling (not sure why??), but you might be able to get a look into the wall by removing that. It would be difficult to know whether that's a minor problem that has been fixed or a major problem with serious structural damage without tearing into the wall, and I suspect it would be difficult for anyone to give any reasonable estimate on repair cost without tearing into the wall either. I would probably walk away unless the price was crazy good and I was willing to take a gamble.

Looks like a water leak at the door . If that roof repair is near the leak, that a bad repair and will need to be redone . Get a estimate and deduct it from price . .

So that does look like a roof repair? I thought it looked a little odd.

I also noticed what looked like a fair amount of non-factory silicone work around the top of the camper. It's a good price, and I could probably talk them down farther, but I don't really want to pick up a potentially problematic travel trailer for my first hard-sided camper...

Ok, so it's just one year old, judging from the water trail looks like it has only leaked the one time and then they did the crappy repair job on the roof.
Probably those ace techs at the dealer shop or Camping World.

If the leak was successfully stopped I'm very doubtful if there is any damage at all.

And if the paneling & roof decking still feels solid, probably good to go.

But I'd get all the sealant off the roof and do a proper repair.

That brown streak is common in RV's with water intrusion. AKA a water leak. I had a window seep hole that was clogged with debris. In spring I saw a brown streak on the inside of my trailer at the window corner. I checked and saw the seep hole was clogged. I cleaned the seep hole and cleaned inside my trailer wall. No more came in. So now I check all window seep holes ...live and learn.
