The water heater burns the propane and looks/sounds like it's working, but the water only gets luke warm- I'm having trouble finding answers on line about why- anyone have any ideas? Thanks!

New problem Or been going on a while?

Is the water HOT at the T&P Relief Valve?
Should be 140*F tank temp (t-stat set point)

How long does GAS flame stay ON?
How well are other appliances working...stove top burners/fridge etc?
*Low LP System Pressure results in cooler flame temps...less heat transferred
Color of flame...........S/B BLUE and slight ROAR

IS WH Tank Bypass Open?
Line connected between Cold Inlet and Hot Outlet......cold water diluting hot coming out of WH Tank

Are the Brown Wires going to T-stat clean & tight?
*Loose/dirty connections and t-stat could be loosing DC

Could just be a failing T-stat---they don't last forever.

Check out ALL above and post back for more help or if you find/resolve issue

Check the outside shower hot/cold knobs
If not off....faucet becomes a mixing chamber---cold diluting hot

Wow- thanks so much! I'm going with bypass valve open & cooling the water (at least I hope)- we just got back from a big trip so have drained all the water in the rig, but sure enough the valve was open. The propane worked as long as we had it on, stove top & fridge were fine, this was the first time we'd ever had a problem, so it sure seems that was the culprit. We'll be loading up again in a couple weeks and will check then, but thanks again for your time & advice!

Bypass open..........that will make Luke Warm Water quickly
All that propane heating it up then chilling it down is not very efficient

LOL

I did same Once...done several things Once
Those things tend to stick with you....hopefully

Thanks for the update!
