Advice on price 2010 RED 36QSA

Currently looking at a new to us RV, 2010 Allegro RED QSA. My observations:
Needs all new tires (aged out)
Needs all new shocks (still has original Sachs)
Has not had the roof rails or the DS slide update, but it has had the wet bay repair.
In pretty good condition, not perfect, but not bad. Stored indoors.
Mileage 22000, has been maintained by current owner of 2 years, but rarely used.
Still has Norcold 1200 series, update done
Needs Step and LED update as well.
Has 6kw genny with 450 hrs, all new batteries chassis and house
Dual couches, halo seats, 3 tvs, in motion satellite, microwave, gas oven and stove top, surround sound system, MCD shades, table and chairs (not the banquet).
I'd like some input on what you feel is a good offering price, private seller.

You can get a good idea by looking at Kelly Blue Book or NADA values for RV's.

Just put in all the info you know.

Thank you sir, I have done that. I'm more trying to get a feel from more seasoned buyers as to where in that high/low spectrum of NADA pricing they see buyers hitting, if that makes sense.
