Awning question

After 3 years our awning started leaking apparently from where it's attached to the 5th wheel. In a fairly heavy shower in will peak down the wall or actually run down the underside of the awning. Not sure what the fix for this might be. I thought maybe a head of silicone under the awning where it joins the wall might do it but wanted opinions before doing anything. Has anyone had their awning do this? It's in good shape otherwise no tears of holes. It's electric but I mentioned that just for Information I don't think that has anything to do with it.

Maybe the awning rail itself is not sealed to the RV......some brands use a 2 piece rail also...

Sounds like your seal has deteriorated and allowing water in where the rail attaches to the side of the wall. Maybe has come loose? They are sealed several different ways depending on who installed it. Ours has putty tape to seal it.

I would just clean up the seal area, a caulk it with good caulk like Dicor that doesn't self level, or any good exterior caulking that is not silicone based. Silicone will stop the leak, but it's not friendly to work with and remove later.

Obviously the best fix is to remove the mounting and reseal it like new. Depending how bad the leak is will determine that.

Need to determine whether the leak as thru the fabric or the rail that attaches to the RV itself. The rail can be caulked, though the preferred solution is to remove it and put sealer between it and the sidewall. If the awning fabric is leaking, it probably just needs waterproofing. If a woven acrylic fabric, just apply a waterproofing coat such as 303 Fabric-guard. If vinyl, use a vinyl repair sealer to plug the holes. Sewn seams are often a source of leaks.
