Deeded RV lots in the Phoenix & Tucson areas
Howdy all. Does anyone know any RV communities in the Phoenix or Tucson areas where you can actually own the lot. I'm trying find some in those two areas. I would like to find a lot with either a double wide trailer already on it or capable of having one put on it. Want to create a home base here in AZ. I know Yuma has plenty of lots like that but would prefer to be closer to a major airport. I am also considering TX as a possibility but the wife hates tornados.**

We've wintered in Yuma the last five years. We travel to the Tucson area once or twice a year and I don't recall seeing any mobile home communities that don't look like mobile home communities. We also find the travel distances in Tucson to be a bit far, but we do enjoy the venues there. Phoenix we avoid like the plague. Yuma is 3 hours from Phoenix and Tucson, 5 to Vegas and the secret airport at Palm springs is only 2 hours. We've found there are often great flights to and from Palm Springs. The Yuma Foothills are unique for RVs in our experience. It is the only place we've found where RVs, mobile homes and stick build houses co-exist without any conflicts. There is a trend for the developers to move into stickbuilt rather than multi-use lots so the number of lots available is shrinking. We see a trend where people rent for a season, then buy a lot for their RV, then build a garage or casita, then add a mobile or park model, then sell the RV and buy a house. I'd suggest renting a lot there next winter and see if Yuma doesn't work for you.

AZ land prices are going crazy. The longer you wait, the more it will cost.
Deeded RV or mobile home lots are getting harder and harder to find. Tucson is my neck of the woods and land/home values there are going up faster than the incomes to afford it.
North of Phoenix around the Black Rock Canyon area is nice. I havent been that direction in a few years and dont know what prices are doing, but I would live in that area.

Check out two RV parks in Goodyear Az. Destiny and Cotton lane. I think you might have better luck at Cotton lane. Good luck

Happy Trails in Surprise. We sold our lot February 17th. There were 59 lots for sale. 2 were double wide homes, 5 were villas and the rest were park models and RV lots. A bare RV lot was selling for $60,000 to $70,000 depending on location.
If you can tour with a resident, you can probably see more properties. Most realtors tend to only show their listings. There are some lots that are for sale by owner.

Just spent a month at Palm Creek in Casa Grande. It may have everything your looking for. RV lots, older and new manufactured homes. Way too much to list, pricey though.

Casa Grande is known for huge dust stores. We drove through one December day and had to pull over to shoulder and stop... couldn't see in front of us. Palm Creek is expensive. Honestly, I don't see the draw to it. It does have a huge pickleball following.
