Anyone have any personal experience, knowledge, or information regarding Holiday Villages, at Lake Fork, Lake Livingston, or Lake Medina, Texas?

More Info on Holiday Village Lake Fork
Curiosity got the best of me,,,,,obtained info from Lake Fork Holiday villages.
They are located on 500 acres,,,,40% lots sold,,,, Association Fees $18 Monthly
Water/Sewer Tap connection $1615.00
Gated Community
RV, Mobile Home 5 years or newer, Min SF 750 S&B
2 Boat ramps
Clubhouse/restaurant
Can upgrade Lot after purchase all equity applied to new lot.

Looked at it via Google and Microsoft Bing Live Satellite views. Bing shows actual aerial photos. The one at Lake Livingston, if I was looking at the right place, didn't look all that great, at least according to today's standards. Unless they've upgraded it from it's original 1999 construction, it appears to be all dirt roads, and seems to have a combination of RV's, mobile homes, houses, etc.
You can see it by going to www.bing.com/maps/ zoom into Lake Livingston and look for the town of Onalaska then go southwest across the bridge and it's on the north side of the highway near the intersection of Highway 190 & Hidden Cove Rd. Once you've found this spot then chose "Aerial" and/or "Bird's Eye" along the upper left of the image.

Thanks Bob,,,didn't know about bing,,,,,,interesting and clear views.....
We are going to work in a trip to all three locations........According to their rep,,,,,,,different size lots,,,,,,,,use RV,,,,then either put newer mobile,,,or build in the future.........
Anyway,,,,thanks again,,,,,,,,,going to spend a little time this winter looking them over.

We know Lake Medina pretty well, never heard of them. Will be going up today for the weekend, as it's on the other side of the lake, won't promise we'll get over there.
But if you look at the pictures for Lake Medina, they show clubhouse, gate entrance and a swing set. Lots of pictures of the lake. Video shows only the lake. Not much info-----
Did find one site for Holiday Villages that offered timeshares available. water sites starting at $105,000 up, interior sites at $40,000 up. No description of sizes, utilities, etc.
Looks very high pressure sales to me. But, maybe not----------

Was able to locate the site with the info you are referring to for each of the Holiday Village Locations.
We are out east right now,,,,,but will take a look when we get back to Texas.
Holiday Village is supposedly located on Wharton Dock Road as you probably know..........

I have been to, but never stayed at the one on Lake Fork. Looks pretty nice just driving through and by it. It's on a nice part of the lake. Keep in mind that Lake Fork is primarily a fishing lake. There is not a lot of places you can water ski. Just an FYI.

Good info on the lake,,,,,I am past the skiing stage,,,,but kids and grandkids would like it.......I sure like what I read about the fishing,,,sounds like Lake Fork is one of the better bass lakes,,,,etc........

Lake Fork is one of the premier fishing lakes in Texas. The fall and spring fishing is especially good. There are several good campgrounds around the lake.

i live at villages of fork
RUN away
water/sewer base rates are 127 per month, expected to go up to 300 in two years. plus 2200.00 to get hooked up
local coop phone company is only provider for land line or dsl service
they are HIGH
cell coverage is hit or miss, we have verizon and at 4-7 pm it goes south
the company will fine you for grass over 12" tall, but they only cut their lots twice a year and it gets over 3' before its cut
roads are HORRIBLE they just finished a half hardhearted repave and they are still full of sever potholes
no control over fourwheelers atvs or any other motorized vehicle, folks come out on the weekend and loose their minds, drive through folks yards, been clocked at 50 on the roads, tear up the new roads, dump tanks on the ground
we generally leave on any holiday weekend for safety
four years ago it was great, but now .... we have a nice place in the back, but i would sell in a minute.
police will not come out unless a person is dead, its private property and they wont enforce any law there. REALLY
boat ramp is great
clubhouse is marginal
pool is crap its 5 feet deep and on weekends it gets trashed out.
the gate guards do not patrol, and cannot stop anyone if they do leave the gate house.

Thanks for the information. It's sad that it is like that. Hope it improves for you in the future.
We have found this type of situation in a couple places we have researched. Association starts out good,,,over time it deteriorates........
May just look at single own lots/acreage somewhere,,,,,,,without an association....Sure is disappointing finding these type of places.

We got lucky and found a lot just north of Rockport, Texas two years ago. It was one of the few left they allowed RV's. The developer had ten lots that he'd cleared and divided on a 2 acre tract. The lot's are 50 feet wide by 150 feet deep. My brother and I bought the two lots that had a small pond in between them, due to the pond each lot was actually 1-1/2 lots so they were 75 feet wide.
There are still a few in the area, in the county south of Rockport, not in city limits. Not sure how much they are but last winter there were still a few left. Here's a link Key Allegro Real Estate Rockport Texas, waterfront homes,water front real estate to one I think still has some lots.

Thanks for your post - I was about to fly down from the NW to look at a lot to purchase at HVLF, thought what I saw on the website looked to good to be true. Too bad they've let the property deteriorate.
