Locating RV lots for sale
Hey folks, the bride and I are thinking about purchasing a lot in an RV resort in the Florida, Georgia area or (other sunny, warm destination) for snowbirding and as a possible rental income opportunity. Any pointers on the best websites, or other avenues of information to locate and research this idea? Recently got back from an extended weekend stay at one in Hilton Head SC, got us to thinking about future possibilities.

Again, thanks for the tips guys. If any of you have any other tips like pros/cons to owning vs long term rentals, ins/outs of owning a site on a resort, etc feel free to toss toss those in as well. Would rather find out now than after signing the papers.

We “own” a site in Quartzsite and it is already dawning on us that we may not want to spend every winter there. But, it was one of those deals that was literally too good to pass up. Our annual cost for water, sewer, cable and taxes is under $700.
That said, we may rent it out some years and explore other areas. We have looked on various websites and found other sites, in the West and farther north that we have considered. What has held us back is the cost is 4X what we paid for our AZ space plus taxes and fixed utility costs. Most communities want to charge for the sewer and water regardless of whether you use it or not. You own the lot, you pay.
The right deal is out there for us. We just haven’t found it yet.

Lot ownership
Pros
- Your lot is there for you.
- Make long time friends
Cons
- Initial cost
- Monthly fees and taxes all year long
- Restrictions on your property (pros and cons)
- Some resorts require you to rent through them and give them a part of the rent. (makes it a bad investment for me, I do not want someone in my pocket). I would the ability to trade spaces with other friends that had lots at other resorts.
The RV Resort Developers completely ruined the concept of lot ownership for me with all the ways they have to take all my money and restrictions. I will just rent my winter spots and enjoy the nomadic lifestyle.
