Motor Coach Resort Nightly Pricing
I was looking to visit some friends at a Motor Coach Resort in SC. They recently purchased a MH lot there and they invited us down.
When I went on their website and checked the rentals, it was $100 a night and $130 a night for lake front. They didn't have anything spectacular at this resort. Nice pool and club house, but so do many others at a lower price.
Now I stayed in some pretty classy MH Resorts last year, I paid $55, $65, and even $85 a night. But $100 and over seems a bit high for me, especially when the Resort is only 70% full, according to our friends.
I am told the MH resort gets 50% and the owners get 50% and that's the way it is.
Is it just me or does this seem a high price to pay:

Just a bit high. Never paid over $52/night even in mountain resorts. And this is usually less if paid in weekly dues. Owners probably sold enough sites that for rentals they need to charge twice as much in order to receive the same amount per night.

What ever the market will bear. I've paid 100 bucks a night at a resort and thought it was well worth it due to it's location, landscaping and social activities. If these amenities weren't worth it to me, Id be foolish to pay for them.

I feel very lucky to find anything less than 50 per night in a typical campground and the prices go way over 100 in many resort areas during peak season, if you can find a vacancy
Just depends on what the market will bear which is location, location, location

70% full at $100.00 makes much more revenue, and thus profits, than 100% full at $50.00. And yes, at all the ownership parks if you rent thru the rental office there is a revenue split.

Just depends on what you're looking for. We stay at the Hilton Head Motorcoach Resort a good bit. Love the place. Tons to do in the area, bike everywhere, beach right down the road, restaurants galore. It's the kind of place we like and $100/night is just fine with us. We seek out those kinds of places/resorts and even own a spot at a similar RV resort in FL. We never rent out our spot. We bought it so it would always be available for us. A lot of owners feel that way. I suspect less than 50% of the owned sites are even in the rental program.
Buewater Key sites can go for way north of $250/nite in winter and you need to reserve months, if not years, in advance.
If you like state park campgrounds that's fine but not everyone does. Different strokes for different folks.

Don't come to California if you're not willing to spend at least a $100.00 a night for just an average campground.

A room at a Best Western in Hilton Head during July is $200+ a night. And no one confuses Best Westerns with Luxury Resorts. If you want to be at the most popular locations at the most popular times you have to pay to play.
