New RV Park Charge

WOW - This has got to be a new way to make money! One park was for a week and the other was for a month.
Current park $50.00 for "5 day advance notice deposit"
Next stop "Moveout Notice" $50.00
What the "H" is going on? We have never run into this in over 200 different RV parks in four years. Note: parks are in Katy and Houston, TX.
Guess we have more questions to ask BEFORE making reservations.

Assuming the move out notice charge was if you left earlier than you originally stated?

What is the 5 day advance notice charge for?

Don't know for sure yet. Have asked and answer not real clear from two different employees/work campers. One implied we need to notify office five days before leaving in order to get deposit back! We are only staying a week at that one. Life is getting to complicated!

I suspect the RV parks are losing money when someone makes a reservation, then doesn't show up or they leave early.

Not showing up loss is usually covered by reservation deposit - typically first night rate for shorter stays. Have seen some charge full stay on reservation and they keep it all for no show at destination parks. Both of he $50 charges are in addition to reservation deposit.

Although worded differently at each park, I think that they are both the same thing; an extra charge if you leave earlier than scheduled, without an advance notice? Although I'm not familiar with long term stays, most campgrounds that I frequent simply charge the full amount of my scheduled stay up front, and don't refund anything if I back out within 7 days or less; leaving early would be no different. I also lose my reservation deposit if I cancel at any time, of course.

I don't know how longer term camping/billing is handled, so I'm not sure of the need for an advance moveout notice? Regardless, if they are also billing you for any day(s) more than you are there, then these additional fees smell like greed to me.

Thanks for posting, we will be in this area late next week and will not be staying in those parks. I will also keep an eye out for these types of charges.

And to think we call KOA "Keep On Adding".

I think I'd treat these charges much like I treat the 10 year old rule.

They have so much business..................They don't need mine.

A deposit for an advance reservation at a private park is pretty common where we travel, typically the first nights rent. Even when I make the rez on the same day. Sometimes they take a credit card number and just hold it, billing only if we no-show, but most now bill it promptly.

I don't know what a "Moveout Notice" is, but I would ask if it is a fee (not refundable) or a deposit (refundable). Could it be some sort of security deposit, in case you moved out and left debris or damage behind?

Deposits aren't designed to be money makers - they are to minimize losses caused by no-shows or other customer bad-faith.

#1 Katy Lake RV resort and #2 Hwy 6 RV Resort. BTW #2 is BRAND new - just opened last Thur or Fri and has really good prices considering location. #1 notes in addition to $50: Makes COPY of drivers license for all drivers. Needs emergency contact name and phone number. Must wear wrist band walking around park. WIFI pretty much worthless. AND website says "If law Enforcement is called for any reason other than medical or fire emergency you will be asked to leave at that time with NO Refund or prorating of your site cost." In addition to reasonable translation I take that to mean if I call law because neighbor shooting a gun I will have to leave. BTW they also have wheel boots just like PD's use. Wonder why.
#2 notes: Ask me in a couple days - we move there tomorrow. price for 20x40 lake space is $451 a month plus elec.

Parks with such rules and procedures need to go out of business ASAP. Don't stay at them. We got the $$$ they want, we can rule!
