New storage building

Hi all,
I have been reading a lot of threads on RV storage and have leaned a lot from everyone here, Thank you. Now, we purchased our current RV (Newmar kountry Aire fifth wheel) about a year ago. Looked everywhere for storage and the few places we found were full or mostly only 12 foot doors. We did end up finding an old factory building that was renting space. Worked out well but over an hour away. We have property to build on, so thought if we could not find storage that there are probably other people having the same problem. We just finished the building and should be ready to accept some customers soon. My question is, what do you all think a reasonable rate would be ? I know there are alot of variables here. We are in corn country rural Indiana. So probably on the low side. I have plenty of things to store so if it doesnít rent thatís ok. But itís a really nice building for all my tractor attachments and such. Thanks for your input!

FYI you may download the free photo editing program
that allows you to modify the metadata and rotate pictures as necessary.

You need a tree growing out the top of the building. I hear they're popular in Decatur Co. Nice building.

There are many variables to consider in pricing. Will you provide power to each stored RV, but limited to keeping batteries charged? Will owner have unlimited access or restricted to certain hours and/or days? Will the RV be limited to once a year to store and remove or as the RV owner wants? Are you going to carry insurance for their RV while stored or are you going to require proof of insurance while stored and entering or exiting your building? Will their insurance cover any damage to your facilities and other stored RV? Will the owner pay monthly or for the whole season even if they donít store for the whole time?

After figuring what you are going to provide, I would charge an a monthly amount based on the length of the the RV collected upfront at start if season. Also, I would require a deposit equal to the amount it would cost you to have the RV removed for failure to pay for storage or failure to remove at the end of the season unless you allow storage all year.

Nice building, the only problem I see is that you built it in the wrong place. Would have been much better at my place. I would let you store your RV for free.

Inside storage with 20 A(for batt charging only), access to potable water, trash dumpster, tire air up, black/grey water dump and allowed to do oil changes/light maintenance(without making a mess). Access to coach stored inside is limited to operational hours...they move units in and out on request - units can be left outside for after hours pickup/access in fenced/secured lot with keyed gate: $353.10/mo. with electric. Place is full and very well managed.

Scenic route hits all the points. Yes, there are too many variables to mention. Most of the facility things I am flexible on. Would just want to know going in what to expect. Part of the building is set up for 24/7 RV owner access. The other end is set up for winter storage. I am set up to provide power as an option. I even added some none gfi for RV only. The going rate around here is 4.00 per foot for winter storage ( minimum 4 months payment) Iím thinking 5 because of door height and power ??? I do have water access in summer but no dump station at this time. Iíve read that many do not allow maintenance, but I would want it, so I think I will. Insurance was way to big an issue, our contract requires RV owner to provide proof of insurance and accept all responsibility. I am accepting responsibility for any damages cause while being put in or taken out. I would want that assurance. No fencing, but we do have a 24/7 monitoring security system. Thanks
