We've owned a 1989 model park model in AZ for the past 14 years. Rented it out 3 months a year for about 10 years and this season will be our 4th for staying in it for 10 weeks. Done some remodeling in ours over the years. Floor joists are 16" on center, don't remember if they're 2x6 or 2x8, sub floor is 3/4" high density particle board. I think that would meet your needs. Gutting it would be the way to go - hallway and doors are only 24 to 28"! 400 sq. ft. of footprint.

Please check out the local ordinances prior to going the park model route. Most PM are considered RV's. They may not be allowed in some communities as full time living dwellings, except in campgrounds.

Tiny homes are now in and one manufacturer is here in Fresno and is growing fsst.

Granted normal design with climb up bedding may not work but they may be able to custom build to your needs.

Nothing is going to be cheap and remodel needs good bones to start but access into the unit requires ripping apart a wall so for remodel look at a unit with slide as the slide can be modified easy with lift or wide door or other customizations and the structure of the rv is not touched.
